Turned two occupied apartments. Notice, access and stacked wet-wall work were planned so tenants could stay. Units came back clean and the common hall was protected the whole time.
Retail build-out with a hard opening date. They coordinated the landlord rules, the inspector’s list and the finishes so the suite looked like the brand without losing a week to a missing permit item.
Gutters, soffits and fascia on a triple-decker. Water was rotting the trim at the roof edge. They replaced the line so it leaves the roof the way it should, and the street side looks finished, not patched.

Exterior paint on a south wall that had been peeling for years. They scraped, repaired and primed what would not hold a topcoat, then painted in a weather window that made sense. It is still holding.

Rotted window trim and porch corners on a tight lot. They cut back to sound wood, fixed the water path, and replaced the trim so the next winter is not working the same corner. Neighbors barely noticed the dumpster.
First-floor joists and a tired sill in a 1920s house. They opened what they needed to see, repaired what was actually failing, and closed it so the finish work had a sound base. Direct, no drama.
Interior painting after a messy previous crew. They protected floors, fixed the substrate, and used the sheen each room needed. No one-coat pass over problems. The trim work looks finished.
